Rarity Bay is located between Tellico Village and Kahite. It is a gated community with golf, pickleball, tennis, pool, trails, small workout facility, community center, restaurant, clubhouse, women's club, variety of clubs and a variety of housing. From condos, villas, and a large range of homes. This neighborhood has absolutely beautiful views of the lake and mountain views. It has a wonderful dog park. And it is much more walking friendly and golf cart friendly than Tellico Village. Tellico Village does have the better workout center (but Rarity Bay residents can join), more golf courses (but they are either semi-private or public, so available to the public.) Tellico Village has a somewhat highway running through the middle of the neighborhood with no views. (50 mph) and not a golf cart neighborhood. We have lived in Rarity Bay 2+ years now and absolutely love it. We moved here from Atlanta also.

Hi KWRyan,
Being from Michigan, here are something to checkout about any new community you choose.
Fire and EMS service, is it included in your taxes/HOA fees or do you have pay separate service for it?
Fire and EMS service, volunteers or full time? What are their response time? How well are they equipped?
How far is it to the nearest major hospital?
Is there any lawsuits against the community?
The fees for HOA/POA, recreation, golf, social membership, ECT.

This is more important than people might realize.

You really need to visit an area and check out proximity to shopping, as well as dental and medical services.
