If you find a property that you like, go to Onondaga County - Real Property Tax Services and under search property tax info, enter the address. You will be able to see tax history, tax discounts applied, and information on the property. Never trust the information on the real estate ads.

grdnrman, what about the zip codes 13088 and 13212....?

Both the above zip codes are home to some great affordable neighborhoods. For example, the neighborhoods of Bear Road and Buckley Road, not to mention the Village of Liverpool.

Other than Lysander, the zip codes of 13088 and 13212 are probably my favorite areas in all of Greater Syracuse. Which basically encompasses everything from the Village of North Syracuse to the Village of Liverpool.

Most of the Village of North Syracuse itself and the neighborhoods to the east of village aren't the best, however most of the rest of 13088 and 13212 are pretty decent...... even though some neighborhoods like Galeville have declined in recent years. Still nothing too drastic.

In that area of the Towns of Clay and Salina (13088 and 13212) you have great assets and conveniences like the Hafners Garden Center complex, Clay Park South (great park for sledding), the Taft Road Wegmans supermarket and the hub of medical care in the northern burbs....the North Medical Center complex all within almost walking distance of each other. And if shopping for more than just groceries you are not far from three shopping destinations. Carousel Mall is only a 10 minute drive to the south, Cicero's shopping on Route 11 is about 10 minutes to the northeast and Clay's shopping corridor on Route 31 with Great Northern Mall is only about 15 minutes to the northwest.

I absolutely agree with you about the west side of North Syracuse 13212 and a large part of Liverpool 13088. There are very nice homes in those areas and anyone looking for a home should definitely look in those suburbs as well as other suburbs that I did not mention. I tried to give a good/large range/overview of homes in several suburbs for people to see as typical homes in Syracuse suburbs. Other suburbs not mentioned that have nice homes are: Radisson, Onondaga Hill, Fairmount, Lakeland, Cazenovia, parts of East Syracuse, parts of Syracuse city, and other towns ~ the complete list could/would get very long indeed. Suffice to say, Syracuse & Suburbs offer people excellent home choices and prices for all tastes, desires, and requirements.

Camillus. If your kids are seriously into sports, Camillus is the place.

It's about 30 minutes from Dewitt depending, as usual, on our weather here.

I live between Canastota and Oneida in the middle of nowhere, which you mentioned you don't want to be, so my area isn't a good choice - -I prefer the isolation. Plus this area is about 55 minutes from Dewitt and very farm oriented.

I used to live in Cazenovia, was transferred back to NJ, then back up here for self-employment. Caz is beautiful but standoffish -- folks there are not rude or anything, just EXTREMELY private and less inclined to be friendly as others would define friendly. Camillus is where I graduate high school, and West Genesee sports are manic. It's also a huge high school band community. They are VERY into their schools there.

This, I can agree with. I think it stems from a few *centuries* of notoriety and wealth... they want to protect themselves and their privacy. There are MANY people who have an image/family history/wealth to protect in Cazenovia, as is the case with all very old, established communities... wealthy or not. Even nearby Fabius has a similar feel, although it's just a farming community. When the names of roads and establishments are *your* family name, you want to protect that. It's really somewhat remarkable, how so many of those families are STILL there.

And then there's the history of Cazenovia College... with so many students coming and going for many, many decades, they want to protect themselves and their community from feeling transient. It REALLY does go a long way, to let people know that you love Caz and want to be a part of it. They're staunchly proud of their history and DO welcome "outsiders" into the fold, provided they actually want to stay there.

It's just that "outsiders" don't really know this. And when they don't feel welcomed, they leave, reinforcing the residents' idea of protecting their community from transients. lol - oh, the irony!

I think the issue with Camillus and some of the other places mentioned is that the OP wants a community where the children go to 1 elementary school, 1 middle school/jr. high and 1 high school. Some of the recent posts are mentioning areas with multiple elementary schools and middle schools.

I'd still say that Cazenovia, Chittenango, Marcellus, Skaneateles and even districts/areas like Phoenix and Canastota are more of what the OP is looking for. Perhaps even districts/communities like Tully and Nedrow/Onondaga SD(?) could work as well. Homer and Weedsport are examples that are further away in the area. Westhill Schools would work, but it is a 2 community school district. Solvay is another example, but is very blue collar.
