$2500 is the price for most studio/1BRs when you click on those listings, NOT a 2BR, let alone a 3BR

I think either a time machine or private jet will be your best bet. Their might be a place for that price in Tracy. Then you can drive 45-60 minutes to Dublin for BART, and take a 45 minute BART ride to downtown SF. That is likely your best bet.

It's funny how when people see $2500 they say it's not possible, and that's false. Sure in Oakland, San Francisco, etc...it's tough.

But there ARE nice apartments for that in the East Bay. Pleasanton, Livermore, Dublin, San Ramon, Pleasant Hill, and Concord to name a few. It all depends on how much space you need, but they're available.

If people would actually read the OP's requirements, they'd understand how ridiculous his request it is.

OP should state the longest they are willing to commute because to get a 3br house with good schools that will require a rather decent one. Cordelia and Brentwood are really the only places that come to mind and those are very long commutes.

Other places to check, East Richmond Heights, Richmond Vista. Pinole, El Sobrante, Concord (some areas are sketchy) or Vallejo if taking the Ferry would work, otherwise it would mean crossing 2 bridges every day.

I think you can rule out most of the tri valley cities. A 1 bedroom goes for about 2300 now.

These. Also, there are a few 2-br. apts at the OP's price, in Union City, near-ish the Fremont BART station, which is an OK part of Union City ("almost Fremont").

OP, you'd be lucky to get a 2-br. place in any of these areas (bolded + Fremont/Union City), which are relatively close-in, with convenient public transit. (Vallejo isn't close-in, but has the advantage of the ferry to SF. Check with us re: neighborhoods, though, if you consider Vallejo.) You need to scale down your expectations, and then things can work. Be aware that rentals are very competitive, though, so you'll have to watch the listings daily and have your proof of employment and credit rating ready.
