You can get a condo or townhouse in Pleasant Hill or Walnut Creek at that price point. You can actually get a single family house in PH for $600K although it's on the lower end of that market so it will be a little small and likely dated at that price point.

As I suspected sounds like they didn't want to be part of the MDUSD, which is probably too large for its own good and has a fair amount of crappy schools. The MDUSD schools in Walnut Creek (Northgate High, Foothill, etc..) also want to leave that district.

Yea at some point Clayton High was ranked at like a 6 or 7. It was really no better than the high schools in Brentwood/Oakley. And they were getting out performed by places like Castro Valley and and Livermore. Which was crazy considering how expensive Clayton is. This was maybe 7-8 years ago.

Maybe just crappy school teachers/admin, crappy kids, or crappy parents (probably a combo of all 3). Or maybe just the recession culture. Lot's of broken homes, broken families, and broken dreams. But I would expect a high school for that area to be pulling at least an 8. Good to see schools have improved.

Clayton Valley Charter High's attendance area includes not only the City of Clayton, but a fairly large swath of Concord as well, and therefore includes a much larger socio-economic range (i.e., all those apartments on Clayton Road) than it otherwise would if it consisted only of Clayton.

right now its 8/10, its a great school, above average, but not the 10/10 like in Danville.

I live close by in Concord. We're retired and we moved here 18 months ago in order to be close to our kids and grandkids. We're 73.

Some observations: The house prices are insane. The only reason we moved here was to be near family. The area has a a lot of older families due to the effect of Prop 13. If you were an original owner in the mid-60s your property tax is capped at a low level. As a result, you never moved. Now you're in your early 80s and many of you have the next gen living with you. They are waiting for you to pass. I have most of my neighbors in this situation.

As a result, there is not much traffic at times other than commute times. For example, Clayton Road has minimal traffic at 10 AM. That makes it easy to get around. It's great as a retiree but I think the community suffers due to a lack of younger generations. I think many have moved away to find a more affordable place to live.

Mt. Diablo USD is a disaster.

Five schools in the Northgate area (where the money is) tried to leave the district and form their own district, but were forced to remain in Mt. Diablo. The district's primary argument was they wanted their money.

Opponents of the secession called it "segregation," as in economic segregation.

Los Altos Hills made an attempt to leave Mountain View-Los Altos Union School District 10-15 years ago and lost as well.

The school districts hold their cash cows very tightly.

I hear you. For 15 years there were no children on my block. 90% of the residents were in their 70s and 80s. They never sell. And when they pass on, if they have more than one child, it's often impossible for one heir to buy out the other, so they end-up selling the home and leaving the area.

Prop 13 is great and it should be nationwide, but it does have some unwanted side-effects.
