Our new flood maps came out in the northeast. Many areas were not even in flood zones before. The new maps have many homes at V zones and AE 8/9 zones. So if you're in a A9 zone now you would be equal to the BFE. They want you 2 feet above. Homes that were worth 500K now are worth 200K(land only). It is not an easy equation. Just giving you the heads up. There is a grass roots organization call "Stop Fema Now" on FB. All the updates are on there.

Not sure if this link will work or not. I could not get it to work properly, think it may be because I use Firefox instead of I.E.

While searching for the 2013 updated flood zones maps from FEMA I found this website.
http://hazards.fema.gov/femaportal/prelimdownload/
Evidently only these counties; Citrus, Dixie, Glades, Henry, Martin, Okeechobee, Palm Beach, Pasco are currently available.

Thanks MikMal. When I entered my home address in New Jersey I was directed to the flood map that was in effect and dated 2006 and my house was not in the flood zone then. I don't think this fema site has been updated with the new flood zone maps yet.

The possibility (ok, PROBABILITY) of flood insurance increases of indefinite upper cost limits in the Charlotte and other SW Florida areas is pretty scary stuff for anyone planning on building. One cannot accurately plan ahead for contingencies in a working budget.

There will be an awful lot of folks with homes that will be very hard to sell or basically worth the land price only due to mortgages needing the insurance and the insurance potentially being more than a mortgage... A circular argument with out a winning answer. For cash buyers planning on living in a place for the rest of their lives, it might not be a big deal, but to any requiring mortgage service, dang!

Scary stuff indeed.
