We just returned home to NY after visiting pga Verano. This was my 2nd time visiting and we were able to do a stay and play this visit. THe communit is lovely and the homes are beautiful just what we were looking for. I did visit other communities but I do believe this a good fit for us. We are in our mid/ late fifties and my husband is taking early retirement. I am selling my business here and entering a new venture in Florida. I was wondering if there is anyone with any input on the community as a whole, or anything that can be shared, I read some older posts that were helpful but they were dated a while back. Thank you ....

I was over there the other day myself. I agree it is very nice within itself. There were a coupla things I noticed about the buildings themselves. All things being negotiable, it would seem to me you should proceed with eyes open.

Not sure what you are looking for so you may want to be more specific

First homes closed in 2006/07
Seemed to build the community to target the higher end of the market that was roaring at that time. They really started going as the market took a nosedive and they seem to have been struggling ever since find a way to build it out.
Beautiful community, ground and clubhouse that comes with a HOA over $400 a month.
Eight years after starting and not built out, I would ask questions till I was satisified as to why it has taken so long.

I live in Victoria Parc of Tradition. While it does not have a community pool, nor has been built up, it is still a nice area. The HOA includes outside maintenance, internet, TV, and alarm service. The people are very nice and it is close to the PGA amenities.

Verano is very very nice and sales are on going. Even my own Broker bought a house in there.

They have a great Fitness Club facilities that was put up in the beginning - with both enormous indoor and outdoor pools, and
have since added Club Talavera. They have full time people at the club facilities and even a dog park.

It's connected to PGA Village - being built by Kolter Homes. Parts of it are on PGA's Golf courses. What you see when you go in is only part of what it will be in total, like most communities that are still growing.

I am thinking about moving to Verano. How much is the CCD monthly, yearly.

If I purchase a 320,000 home and homestead what would the taxes be.

Anyone know how much is paid for home insurance, wind, water, flood.

the CDD in Verano - according to the tax records is $1,480.00 a year -paid in your taxes

Your insurance depends on how large your house is and fees vary by who you ask, where you are located, and how much your coverage is-- its not a flat fee across the board

your taxes on a 320,000 home - nobody can be exact except the tax assessors office. Here is an automated ESTIMATE from their office - even it has a very wide range
