Long story short - Bought a fixer-upper that had been in foreclosure in 2010, got a really good deal on it. My spouse and I have done about half of the "fixing", but I got layed off and we're planning to move to a state with a better job market now, and would like to sell the home quickly. Our home has equity, but we feel it's not necessarily in a good enough state to sell to average home-buyers. Should we consider calling one of those "we buy ugly houses" type of places? They seem pretty shady and I know they offer less than we'd get from a traditional sale, but we'd be willing to accept a bit less to have a quick and relatively painless sale.

Is it worth it, or are those places just a scam? Are there any legit, reputable home investment companies in the valley?

Talk to a couple of Realtors who are local to your area. They will know who will be the best target market for your home in it's given condition, and a price range for the location and condition.

I dont think theres ever been a better time to sell an "as-is" fixer on the mls, except possibly 2005..

You can certainly talk to the "we buy houses" guys, just be aware that they typically try to buy for at least 30% off after-repair value..

The thing is, do you think we could move it quickly on the MLS? I want it to be sold within a month's time.

There are lots of cash investors who purchase off mls. Most can close as soon as the title work is done.. if its priced right, id expect it to be gone quickly.

What city are you in? If you're in Gilbert, Mesa or Chandler, I buy fixers, and know a couple others who do also.
