Irvine has the top schools in the country. Visit greatschools.net for supporting info. Irvine's drop out rates are pratically "Zero." Gang problems are unheard of, unless the thugs come in from another town. As Irvine Co.'s motto states; "Good Planning Goes a Long Way." That is definitly true. This city is very safe.

Over the next five years, Irvine plans to go on a rapid affordable housing spree. Be aware tht this has the potential to alter the demographics a bit and raise the crime levels. Especially as Latinos in Santa Ana try to escape the crime/gang problem.

It's educated city. About 1/4th have a doctorate/graduate degree. UCI supplies the workforce.

A good 2BR could be from $1500-2000. Expect to have regulations up your nose. Expect to get fines for leaving things on your balcony, putting banners/stickers on windows, parking in another spot. Laws are upheld tightly and HOA rules are strictly enforced.

If Irvine seems too over-regulated, there's several other nearby places to consider that are also very safe, very livable with rental costs less than or equal to Irvine. Might consider Lake Forest or Mission Viejo. Just don't live right near I-5 to avoid highway noise and fumes. Both cities are close enough to Irvine to make it a fairly easy and quick trip.
