OP Durant is part of the DFW combined metro area where you get proximity to Dallas with Oklahoma cost of living and taxes. It is a growing town, the fastest growing in Oklahoma that is not part of Tulsa or OKC metros. You can get to the northern suburbs of DFW in about an hour for shopping etc and DFW airport is about an hour and a half if you need a major airport at times.

For what its worth, there is a state university there too, Denise Rodman attended college there and played basketball there.

Its hilly and green there with warmer weather than much of Oklahoma since it so far south. My 97 year old mom lives on 5 acres just outside the city limits. Her 60 year old home is 3 br, 2ba and even on 5 acres with a creek running through it iis well under your budget and the house is well kept just not for sale lol. But maybe that will give you an idea of what you might be able to get in SE Oklahoma near the Texas border.

I will add that if OP wants to rent a while in Durant, my sister and her husband own some nice rent homes. Several are new homes less than 3 years old that generally are rented by Dr, doing their residence term in the hospital in Durant. So they are small but very nice places for rental property, they are homes not duplexes etc.

I will add while Durant has a lot of shopping local it is a city smaller than 25k and in a country of just under 50k but it is less than 30 miles from Denison-Sherman Texas which is considerably larger at maybe 100k. Of course McKinney is a larger city than these but about an hour from Durant

Durant feels more Texas than Oklahoma compared to most towns in Ok as it has a micro steel mile and several other nice employers who do a lot of business with Texas not to mention the Choctaw Casino that is doubling in size again after doing so about 5 years ago. Lots of good entertainment available here and at the state university in town.

If you want to be closer to a larger city look at Owasso (North of Tulsa). A little over 25K.

McAlester is a nice town fairly close to Lake Eufala with lots of outdoors opportunities.

I am partial to the NE quadrant of the state just because of the rivers, lakes and hills but that is just my personal preference.
The eastern portion of Oklahoma is the prettiest part in my opinion. Many folks think Oklahoma is nothing but flat, dusty, wind-swept prairies, but the eastern third of the state is downright magical in many areas. My mom’s family came from LeFlore County (near Poteau), and that area is very scenic: hills, rivers, greenery. My first time visiting there I was impressed. Beautiful country!

What about Honobia? Plenty of outdoor recreation searching the woods for Bigfoot!

How big is Ponca, Oklahoma and what kind of people live here? I'm a Disabled Military Veteran who is a single 46yr old Godly Christian Italian Gentleman that is in search of His Will as well as a Godly Christian African Woman that is willing to follow God's Will alongside myself wherever God leads us. I've never been married and I don't have any kids yet.

I visited Ponce City a few weeks ago, solely to try the craft at Vortex Alley Brewing. It's VERY working class, dominated by refineries. And while the downtown looks interesting, it's quite empty; the whole vibe is summed up by two words: run down.

Stillwater Townie might be able to weigh in on Ponca City better than I can.

Ponca City is one of the nicer towns in my opinion although I would say that in decades past it might have been top 3 in Oklahoma due to Conoco being there. There are some stunning old neighborhoods in town and it has a lot of nice amenities that most towns it's size don't have. Plenty of good churches to choose from.

All I can say is in Oklahoma you could do way worse than Ponca City.

Grove is the best little town. They have a nice lake there and the people are less redneck than most of the state.
