It will have both of these.

I do most shopping online too and that won't change. I'll mostly go for the movie theaters, occasional restaurant meals, and to mall-walk during downpours and when the sidewalks are blocked by snow . However I do know plenty of people who go to Tyson's regularly but are looking forward to not having to deal with the traffic and parking there. I think it will also draw some Franconia-Springfield Metro users who will come over for meals or shopping errands before they head home.

I am eagerly anticipating the re-opening. I live on the border of Burke/W. Springfield and drive right past the mall on my daily commute. Currently when I want to shop I drive out to Fair Oaks (okay, but no real restaurants so it's hard to get DH to ever go with me if I can't promise a date night out of it!) or Tysons (which I refuse--I get overwhelmed there and honestly nearly have panic attacks on Friday nights from the crowds).

I am hopeful (but doubt) that they include things that would interest teens. Being right across from Lee HS, it would be really nice if there were activities that could keep the kiddos entertained in something positive. I've seen malls with indoor mini golf, laser tag, arcades, bowling...any of that would be awesome. I have a feeling that their goal is going to be to keep teens OUT though

While I'm looking forward to better retail in the area, I wonder how bad traffic will be on the surrounding streets. I wasn't here in the heyday of the old mall.

I am looking forward to it too. I hate driving to Fair Oaks or Tyson's and avoid it at all costs (and forget about getting out there during the work week). The New Springfield Mall is a lot closer (I am in W. Springfield too) and am more likely to go there. As crowded as the other places are, I think there is a shortage of these kinds of places in our area.

As for restaurants I'd like to see... like someone said there is a lack of high end restaurants. But I also think there is a lack of middle range places too. There is a lot of fast food and take away in our area. Personally, I'd love a California Pizza Kitchen. But a nice seafood place would be great too.

Idk, for whatever reason I don't seem to mind the crowds at Tysons.

A workaround for the parking nightmare is: park in the garage right next to Macys. Guaranteed youll always find a spot there.

As for the crowds - that's just part of the 'charm' of Tysons, for lack of better word. Good to see a lively, thriving venue for residents of the DC area to converge upon.

Tranman - Lots of people have ideas but those ideas seem to be all over the place.

From what I understand of franchises, there is a lot of money to be made but most of the money will go to the original franchiser, not the franchisee. If I were you I would take a careful look at so-so neighborhoods in the greater DC/Balt neighborhood that have been able to upscale fast. What businesses made the difference?

I would avoid a franchise that has been done to death in NoVA. The fastest growing franchises nationally have saturated NoVA (Subway, Chipotles, Firehouse Subs, Little Caesar's, Dunkin Donuts etc.) If you are interested in a restaurant option, I don't think that Springfield has a good night time bar scene. Not like Arlington/Alexandria/DC does. Bars with good food options are highly individualistic - consider a gastropub with good microbrewery offerings? If you are determined to buy a standard franchise, consider up and coming franchises that have not saturated our area yet. best food franchise choices | Hottest New Franchises has multiple links.
