I was laid off a few months ago and my parents sold their house in the divorce, so I bought a van and crammed my stuff into it and stayed with a friend while looking for work. Because I have savings I was able to pay rent just fine, the problem now is NOT that I ran out of money but that the house my friends were renting was sold, and they have been unable to find similar living arrangements. The final move out day was the 15th (yesterday) and the house my friends were interested in and able to afford had an objection about them renting it because they demand they show income of 45 times rent (crazy?). As of yesterday they are all homeless because the agency/landlord didnt say anything until the last minute. They are trying to talk to them but the agency is being less than expedient. 2 will likely live out of a hotel in the interim and my other friend will live with his reluctant parents in Manassas and have a killer commute to Arlington.

Ive seen some awesome deals on craigslist like 1 bedroom in Arlington for $400/mo but I havent been able to get to one before it was snapped up. I dont care WHAT town I live in as long as its roughly in the Nova area and I can drive to interviews and such. Maryland would work fine too. Being able to store my van off the street would be a huge plus but I *think* I can figure that out separately if needed. What can I do? how do you find a landlord willing to observe that you have 10K+ and can pay from that?

Alternatively does anyone know of a house in the Arlington area renting for roughly 3K/month range? My roomates all made pretty good money as two of them are well paid armed security and the other is a database admin. I think they make roughly 50K, 50K, 45K.

Please, anyone who knows of any options for me (or my collective roomates) please let me know in this thread or PM. My only alternative/backup is when I was traveling for my defense contracting job I noticed several town in Georgia had cheap rent, like I picked up an apartment finder booklet and printed it asked for 250/350 for a whole apartment, not even an efficiency. I'd prefer it if it didnt come to that though since it would make moving back to the area a huge pain when i do find something.

I think that it will be tough for you to secure housing on your own with no income, and $6k in the bank.

Agreed. Unfortunately, without income coming in, the amount you have in the bank is practically irrelevant because there's no guarantee you won't just go out and spend it on something else before the next rent payment is due. As a landlord, I wouldn't consider you a viable tenant :/
