We will be there July 19 - August 20 checking out the suggested areas. So excited! We're staying in Penn Yan and our goal is to see:
Woodsy areas surrounding Canandaigua and Geneva
Woodsy suburbs of both Rochester and Syracuse
Areas outside of Corning, Ithaca, Binghamton
Areas around Jamestown
East Aurora area
And of course we will pop into every Tops, Wegmans, and other grocery markets along the way.
We had a realtor look at our home and she said it is ready to go on the market immediately, so I anticipate we will be listing for sale as soon as we return from this trip, then hopefully making the move to our perfect woodsy spot in beautiful NY! But I wanted to ask is that going to be terrible timing for house hunting in woodsy parts of the state? I was told the market for rustic NY homes slows down dramatically in Fall and Winter?

Given the time you are looking to be up here, that is a period when you'll see more homes on the market due to people wanting to sell while school is out and people are looking to move in before school. With that said, I would think that you would be able to find what you are looking for somewhere within your target areas.

Congratulations on your progress. Hope you will be moving into your dream home soon.
Not sure what your realtor means. Fewer listings to choose from? If the market slows this time of year, that could be to your advantage as there are fewer buyers too. A good realtor also should be cultivating his market, and know of property not yet on the market.
Another thing to keep in mind is Rochester and Syracuse houses are selling quickly. Not sure if that is the case in the exurbs.
One more thing that may be very important before you purchase any property outside of the urban areas. There are many hunters in those areas, so check if that maters to you.
The realtor here (Gainesville area FL) encouraged us to list our home right away, but the timeline we have in mind is first do our July-August look around NY, then list our FL house for sale when we return, then once the sale closes take all of our cash up to NY to buy. The realtor we spoke with does have experience in the northeast (though not NY specifically) and she told us the type of rustic property we're looking for is easier to find in the summer months and that if we wait until Fall or Winter we will likely be disappointed. Maybe she's just pushing us to move as quickly as possible to speed up how soon she gets her commission?
I think I've heard about that Windmill thing in Penn Yan but didn't understand what it was, I thought it was a windmill at first but now I get it that it's a big market with all different kinds of merchants. We never went to it before but we will have to stop by when we're in Penn Yan and get something special for our new home in NY!
Regarding hunters in the woodsy areas, I would of course be uncomfortable with bullets whizzing by so I don't want to pick a house right next to designated hunting land. But I do understand there will be hunters in the general area in some of the places we're interested in.
On the topic of a different form of hunting... If I want to have a koi pond do you think I'll have trouble with predators taking the koi?
^Yes, the Windmill is a market and Yates County, where Penn Yan is located has a pretty big Mennonite population. Sauders in nearby Seneca County is another market where you will see a Mennonite presence.
As for the Koi pond, I did know someone who had one in the Syracuse area and outside of an occasional bird, they didn't have any other issues to my knowledge.

No, you won't have bullets wizing by, but you may be awakened on opening day at sunrise, by shotguns.
As for koi ponds, there are a lot of preditor birds in upstate NY. I've heard of many ponds cleared out by Blue Herons and others. Just have some type of netting.
