I hate when i hear tenants dont pay rent for whatever the reason, it boils my blood.
I can see the LL's fustratation and totally understand why he did that.

Exactly. And getting all tied up in court where it'll take 6 mos to evict if you're very lucky but..
it doesn't pay to lose your temper like that. Becoming a landlord is not for the faint of heart.

It took 3 years for my LL to get a non paying tenant out, just last week. Long story, but LL's don't have it easy, they truly don't.

Nope. The courts heavily favor the tenants so there are professional deadbeat tenants out there who have no intention of ever paying rent and know how to work the system. They know at most they can live scot free for at least 6 months (and maybe even longer) & go from scamming one landlord after another living like a nomad.

My mom wised up and only rented to those who had excellent referrals, employment history and solid finances. She even made the rent below market if they came by word of mouth because it's better to have a reliable, steady tenant than charge high rent and have high turnover or go through the hassle of eviction.

When my mom decided to retire and started selling off her properties, some of the tenants (those who were paying below market but paid timely and were excellent tenants) cried because they knew whoever the new owner was, was going to increase the rent to market rate.

I doubt it, most landlords can afford the mortgage but it does mean cutting expenses. The problem is the city encourages buying of multi-family properties while completely turning its back on the owners once said properties are sold.

yes they do favor the tenants, and for some reasons it is valid, in our case here, it was and wasn't, again, long story. In our case, I wanted to ask the judge, why was she allowed to get away without paying rent for 3 years, while I still paid my maintenance and others paid their rent?
like, it isn't fair
