ever since it shuttered 86th street has not looked the same. that corner is drab & blighted af. i dare any respectable UES to say the opposite. papaya king is definitely a iconic dwelling and belongs on that corner. extell should sell it back to its original owners

Walked past that corner other night. Some action needs to happen as that long row of vacant store fronts is bringing area down.
Have never understood why more than half of north side of 86th between Lex and Third remained those low rise buildings in first place. Further west towards and at Lexington buildings get higher including new condo at corner of 86th.
Cannot be sure but think it has something to do with high rise condo on 87th and Third that replaced former movie theatre. Local residents (again IIRC) with eyes towards protecting area against development (read NIMBY for high rise towers) wanted theatre saved. That didn't happen obviously.
That corner would be excellent for another high rise multi family like was is on all three other corners of Third and 86th. Great area with excellent access to transportation, shopping, etc....
