I am looking for the closest thing I can find to the "Unicorn Town". I am a single mother with a 6 year old who is looking to move from Jersey city to a NJ suburb. I work in SOHO Manhattan and will need to commute 3 days a week. I will initially rent but plan to buy in the next 2-3 years. My biggest factors are:
School (will not change for the next several years!)
Commute to NYC (may potentially change if I change jobs)
Cost of home purchase (hoping it will improve in the next few years!)
Taxes
Would highly appreciate any suggestions you have for towns. Thanks in advance.

Lets start with the commute. Your options into NYC are limited to: Car, NJ Transit, PATH, Ferry or Bus. Depending on where exactly you work, the PATH or NJ Transit might be easiest. The Bus lines generally all go to Port Authority. The PATH has two branches, one that stops at World Trade Center, and the second goes from Hoboken to 33rd street. So a minimum commute would be about 45 mins. The farther away you live from the train lines, the commute is longer. How much time would you be willing to commute?
Regarding school systems, the best ranked ones are those in the suburbs. In no particular order, some of the well regarded ones are: Princeton, West Windsor-Plainsboro, Montgomery, Short Hills, Basking Ridge, Holmdel, etc. These are all easily 60-90 mins one way into NYC. As you can expect, the prices for the homes in these areas are more expensive vs other school districts.
