Hi. Fannie Mae has accepted our offer on a house in Passaic NJ. Bottom line: how do we know there is no oil contamination? The house has a gas boiler from the 1950s or early 1960s. Tank sweep is negative. But what if a UST was removed in the 1950s or 1960s? We plan to demolish the house and are concerned we will find contamination requiring a major expense (eg groundwater involvement). Inspection of the basement shows a footprint that might have been an old boiler, presumably oil. In a sense, we would have been better off finding and remediating a UST. Now we are the position of trying to prove there never was an oil tank/problem. Will soil testing work? But where? The GPR didn't find any graves, and in one area wasn't able to get next to the house due to bushes. Advice? Who is the best oil tank detective out there? Should we walk away? Thanks.
