To all new home buyers
Don't buy Stratford at Monroe, total rip off. one of my friend bought it there, here are the factors to consider
1) Monroe township school rating is going down now, High school 5, middle school 6 and elementary 8. Which is below East Windsor. Hose price is 20% more than EW.
2) Stratford at Monroe particularly is too expensive for a 10K sq.ft lot, no back yard small front yard, some houses you can reach the neighbor's deck.
3) Poor construction quality and materials
4) when you sign up , upgrade cost is not included in the base price. At every step you have to go to sub-contractor and co-ordinate and pay money directly to them. These things may run into 20 to 50K
5)They take 1 year to build the house, and never on time, be prepared to go through pain of waiting.
6)97% Indian's and no diversity
7)new phase is selling at 700 to 775k, which is outrageous.
So you post a thread about how horrible your friend's development is? To what, drive down your friend's house value?
What you stated is correct, but at least you have to admire someone who has delved into the demographics of the development's sales figures sufficiently to be able to state with complete assurance that the purchasers are "97% Indian's".
However, because he/she clearly does not understand the difference between plurals and possessives, we are left to determine exactly which possessions of those Indian purchasers are being referenced by the OP.

Sam2017 forgot mention NJTP noise at Stratford.
I went there once and when you stand outside you can hear noise from NJTP
