I just looked at a couple of apartment units in the Ironbound. They were gorgeous, a block from Ferry street with (relatively) reasonable rents. The people were all very friendly. I walked around the neighborhood and was impressed, lots of activity and interesting things going on. Clean streets, shops everywhere.

A neighborhood like this would cost at least $1000/month more in Jersey City. It's an easy call: I'm gonna be a Newark resident come November.

Awesome! Good to see someone that is reasonable. My defense of the Ironbound comes when comparing it to Jersey City or other cities. You likely aren't looking for rentals in the Ironbound if you want to live in a suburb. You want a walkable community with easy access to NYC. Ironbound checks off both of those boxes at a much cheaper price.

There is a new construction on NY Avenue that is nearing completion. They just put up a rental sign that will likely be ready around November. It is about 3/4 of a mile from Penn Station, but has on site parking. That is likely an issue for some of the apts around Ferry Street.
