It is an amazing place to live. We are in Snow Canyon 1/2 mile down from Snow Canyon Park. Love the outdoors, the hiking, friendly people, clean air and lots of things to do.

We are not LDS.

Having said all that, I love Sun City Mesquite. We did a discovery weekend there and had a blast. Great community.

You cannot go wrong with Mesquite or St. George. Yes, taxes a bit higher in Utah but the excellent health care makes up for it. Everybody I have met in Mesquite goes to St. George for healthcare.

If you want slightly cooler summers, you could also consider Dammeron Valley or Cedar City in Utah.

Actually having sold a lot of homes to mature people we find the standard Mesquite complaint is a lack of medical capability there or in St. George. And some grossing about other stuff such as heavy shopping. Tends to be of the sort that the specific specialist some one needs is not present in either place so off to SLC or Las Vegas.

Sorry, but this is an absolutely egregious generalization. I lived in Lake Tahoe for years where we routinely got 300 inches of snow per year and it never melted "right away in the afternoon." Some years I had a 10 foot berm in July in front of my house.

In fairness, Mesquite is not close to McCarren airport in Vegas, it's 88 miles.

In Reno frequently the snow melts by afternoon due to the sun. Fernley and Fallon are close to Reno but cheaper.

Try Portolla California. Much less expensive real estate. You can find a nice home for 200K or below https://www.trulia.com/CA/Portola/

It's just a skip & hop over the boarder into Bordertown/ColdSprings/Reno

Has most or all of what you desire

It can get more snow than Nevada so find a home on a hill so the snow will melt quickly.

And/Or....ensure it's on a County road which is plowed regularly

Some areas get more snow than others
