Carolina Forest – Berkshire Forest vs The Farm… (Myrtle Beach: rent, crime rate)

Hi Everyone – if all goes well, we’ll be closing on our house here in NY next month – and will finally be making the move down to Myrtle Beach (which has been a work in progress the last few years).
We have visited a few times and explored a number of neighborhoods and for our needs believe Carolina Forest works best – schools and family friendly… The ones that have caught our interest the most are Berkshire Forest and The Farm - we will rent before buying (ideally in the neighborhood we’d buy in - if at all possible, don’t want to change elementary schools a second time).
We really like the amenities at Berkshire Forest but aren’t sure if Highway 31 is a noise issue (I didn’t really notice when visiting but it was a short visit); The Farm seems well established.
We’d like a neighborhood with a lot of families, and already established family/community activities (we had looked at The Parks but since it’s so new, guessing it may be a few years before really established – we need to be immersed in activity now - our children are 7, 10, and 15).
We’re not opposed to other subdivisions but thought these two checked many of our boxes including budget.
Any insight on one over the other? Your postings here have been greatly appreciated. Thank you.
Just a couple of thoughts.
The Farm has a higher crime rate than Berkshire Forest. Multiple entrances make it easier to get in and out of the complex.
Berkshire Forest has only one entrance off of River Oaks Drive. River Oaks Drive is a two lane road that can get very congested.
