I'm interested in an oceanfront condo in a place that is primarily year round residents. Not really interested in a place that is mostly long and short term rentals. I don't need a lazy river or a tennis court. Considering a place for retirement, which is coming soon. Any suggestions are greatly appreciated. Thanks

Marlin Quay Marina in Garden City Beach, Waters Edge in Garden City Surfside.

You really need to get a realtor who can find you one where the HOAs do not allow transient rentals. My family had one in Waters Edge for years and my parents lived there for about two years while their house was being repaired from Hurricane Hugo. The ended up selling so I don't know what the current rental situation is. Also, check out the building directly next door to the Caravelle Resort in Myrtle Beach. It is on the south side of the property.

It would be a rare building that has even a majority of full time owners staying there. Saturday is a madhouse in season with weekly rentals coming in, going out, and cleaning crews hitting every rental unit. Good luck in your search.

You'd be hard pressed to find an oceanfront condo that has majority full time residents anywhere along the grand strand.
You might try a bit in from the ocean to just the other side of the intracoastal and your chances increase to find a small complex of mostly full time residents.
