What should we buy? Condo or one story home in the Conway/MB area? Pros and cons?? Thanks for your insight.

There are pros and cons to each.
Some condos developments allow rentals on a weekly basis. This means that you would have vacationers changing out every week or so. This can create a continual party atmosphere.
With a condo you don't have to worry about lawn care, but the HOA fees are usually much more.
You also have the shared wall or upstairs, downstairs noise issue.
If you like to travel, it's much easier to close up a condo than it is to close up a house.

Single family homes usually come with lawns to take care of.
There is relatively more privacy.
Some SFH developments allow weekly rentals, but most have a 6 month minimum.

Default Single Family HOAs with lawn care

There are a few developments that we've encountered that offer lawn care as part of its HOA. Mostly the front lawn, with mulch change-out twice a year. We liked the concept but the homes looked very close together. Its a trade-off between convenience and privacy.

Condos have fees...but little "upkeep", except for INSIDE the condo.... Single family homes might have an HOA, but they might not...depends on where you are. You have to make your own repairs and take care of your own property, generally speaking.


I think you need to decide what you want from a home!

Your answer really depends on what you want/need? If you want to minimize yard maintenance then clearly a condo is better but is the closeness of neighbors a problem. Condo your neighbor shares a wall with you, stand alone home is much more privacy but more up keep.

Maybe patio style home is a 3rd option, I prefer them over condos personally. You share only 1 wall and with a condo you could have share up to 3 walls. IN either case make sure that noise deadening was used in the common walls.

Patio style is they share 1 common wall only. You have a little bit of yard for some flowers, great for many retirees in that they are single story with only the one common wall and a good bit of noise dampening is used in the newer ones.
