anyone have any thoughts on these garden homes and their location? How far are these from the beach?

They are about a 15 minute drive to the beach when there is no construction. Rt 707 is being widened to 4 lanes and will not be completed for a couple of years so traffic during that time will be difficult but once it's completed, the location will be very nicely situated.

That being said, I'm not a fan of Beazer Homes although there are many on this forum who are. We actually looked/considered Cameron Village (houses--not garden homes). I found their quality lacking and they were unwilling to make any modifications to their plans that were not included on their list of options.

thank you for the info Hope to be down in area in sept to check some things out not retiring for a couple of years any other suggestions in the area would be appreciated any thoughts on arrowhead?

We rented in Arrowhead (the one on the south end of MB) for about a year after we moved here. We loved it there and tried to buy the house we were renting but the landlord was not interested in selling. We tried to find a house in our price range with a floor plan that we liked but everything in our price range was pretty much the same floor plan which was not to our liking. And everything else that we did like was beyond what we wanted to pay.

Most of the houses in Arrowhead are about 15-20 years old and are generally well built. Given their age, it's time to start replacing heat pumps, roofs, etc. but the prices are not bad even allowing for the maintenance which will be required at some point. The community HOA dues were only $400/year when we lived there but they may have gone up over the past few years. They have a nice big pool, tennis courts and a playground for kids. My recommendation is that you put it on your list but look for houses on the end away from Clay Pond Road...away from Clay Pond is the nicer area.

Arrowhead Grande is a separate community but it's within Arrowhead. The houses are new...you can still have one built for you on the lot you choose but the prices are much higher. It's gated and HOA dues are around $80/month. The pool is yet to be built. Very nice but pricey.

If you're not retiring for a couple of years, it's hard to recommend communities where new houses are being built since they will be full by the time you retire. Are you looking for brand new or resales?
