We have just signed contracts to have our retirement home built in Surfside Beach SC. The house will be on the north end, a block in from the ocean around Dogwood lake. Here is my question. What type of insurance do you recommend. We are moving down from NJ where flood, wind, hail, etc, etc, has never been a factor in insuring our homes. Any help would be appreciated. The home will be a raised beach style home. approximately 2700 sq ft. hope hear some good insight from you. What is a good company to go with down here?

A good agent will provide you with the recommended coverages. However, being in Surfside, I believe you'll need all the ones you've listed unless you want to "self-insure." But you can only do that if you paid cash. If you have a mortgage, the bank will require certain coverages.
We bought our policies (homeowner and flood insurance) through Davis & Massey Insurance Agency (ask for Kathy). They represent multiple companies and can help shop for the best coverage at the best price for homeowners (flood insurance is the same price regardless of who you get it through). We ended up with Universal North America for homeowners but we are in Forestbrook and our risk for hurricane damage is less than in Surfside so the best carrier may be different than ours.
