Michaelh, I would make sure you have a job lined up first as many of the jobs in South Carolina are minimum wage jobs (Waiters, store workers). I would look into moving to Columbia as it is the state capital and is a major business city. Unfortunately I cannot give any feedback on the areas in Columbia as I have never been there before.
I have lived in the Little River, North Myrtle Beach area since 1985, and have never felt unsafe where I have lived. Every area has some crime, so before I would consider buying in a certain area, I would check with the Police Dept. to get some stats on where the crimes occur most frequently. I love Little River! It has the small town feel but is just a few miles from the beach. There are great neighborhoods here as well as really good restaurants. As far as jobs go, there aren't a lot of good paying jobs here. You could get your SC realtor's license in a very short amount of time. It's an 8 day class and cost for the class is less than $500.

That is true, the first class is around $500 for pre-licensing. Then you have to take the second class, post licensing, within a year (another 300). To become a member of the Association of Realtors is just under $600 (yearly), plus the fees to the broker you sign-up with that you pay monthly, fees to take the examine, mls dues, keys, signs, marketing, and other business expenses and so on and so on ... I am not trying to discourage anyone, but it doesn't cost $500 to become a real estate agent. If you can afford the $$$'s (at least a few thousand) to get started, in addition to putting in a good six months of hard work building your business BEFORE EVER SEEING A DIME, by all means Real Estate might be for you.
Neecewh is correct, I just didn't want to overwhelm you with all the other expenses lol. It definitely is a lot of work and effort but with you already being licensed in your state, you know the work it takes.
Dreammaker, my comment was directed more at anyone who read that and had bright light-bulbs going off in their heads thinking "EUREKA- only 8 days and $500!", not necessarily Michaelh ... I pictured a stampede of over-optimistic future students barreling down the doors of the local real estate schools.
HeeHee, yeah I hear you. It's a lot of expense and no guarantee of a paycheck every month or every few weeks.
