Realistically nothing is going to ever go there as long as the perception is that there are housing projects there. It doesn’t even feel connected to downtown. I hope that it can be a mixed use area, but I could just see them building some apartments and suburban strip mall retail and then funding never comes back around for the additions in further phases. How much can 15 million get you? And does the city pay for the construction of apartments and commercial space directly? Or is the city using that money for infrastructure upgrades while a private developer takes care of everything else?
The city does not directly do anything typically other than infrastructure.

On the subject of Orange Grove, I think you would be surprised about potential developments. Why? Think about Meridian at the Port, which was seen as "isolated" from downtown before it was built.

curious if you could use land value as an indication of where revitalization is happening

South of Government, land value is general increasing around East and West of Michigan Avenue down to Tennessee Avenue. past the train tracks tho, there seems to be stagnant land values

Down the Broad Street Corridor. Land Value is generally increasing West down to Texas Street and every where else is stagnant or even falling.

Yes increasing land value can be an indication of increased demand, especially if construction soon comes after. Increase in demand can be an indication of gentrification. However, most all real estate is appreciating faster than in the past.

Looks like a lot of land around Midtown increased in 2020 and stayed the same in 2021, curious what 2022 will bring

I am interested to know what source you are using to check on the land value rates. Care to share?
