I’ve been looking at various new construction homes, but cannot decide on who is more reputable or will give me the most for the cost. It seems like most builders like Lennar and Pulte and others include landscaping and irrigation now as oppose to years ago when new construction homes didn’t include. What are your experiences with builders? I’ve seen Lennar’s homes come standard with quartz countertops which I like whereas others’ standard is vinyl countertops and such. It’d be great to hear some of your reviews to help me decide.

They are all generally mediocre, entry-level builders. I wouldn't worry so much about the countertops...the bigger issues with new home defects tend to be things like foundation, plumbing, electrical, roof etc. those are the real headaches.

Best advice I got was to have an independent contractor routinely inspect the house as various stages of construction. It's generally much easier to do a quick fix while the house is being built vs. getting someone to come out later, rip out drywall, make the fix, patch the drywall, paint, clean up the mess etc. You really need to stay on top of the construction process.

Having said that, I know a few people that bought homes from these builder and didn't have any major problems. These guys build tens of thousands of homes a year so there's naturally going to be a few that go very, very, wrong. Especially with the current labor and materials shortages.

I've heard good things about M/I Homes in general, so they're the builder I trust the most out of all of them. Pulte isn't bad either, but I'd be careful with Lennar because they build at such a large scale even compared to Pulte and M/I so there are some problems that come with that naturally.
