And even those areas are going to be $1600-$2000 range for something decent. SW ranches can get pricey, the homes in 'decent' sections of East Hollywood are $2500+ (my wife & I just looked at 5-6 and thought no way we are giving up our condo for these crappy homes), even Miami Lakes will be $2000 for a decent home and $1600 for a nice townhome.

Just go with Bay Harbor in a condo for $1600 and have no commute and send your kid to an A-Rated school with a lots of good neighbors and bike to the beach!

Thanks for all of the great advice, everyone. It looks like we may have to have to get a 3 bedroom, as we have an elderly relative that may be moving in with us. We are looking more around Ventura, North Miami Beach, and Hollywood now, as the 3 bds there are a little more affordable it seems.
