Hi all...I am looking into renting a condo in this building...anyone have any information or experiences with it? Is it quiet, etc? I have read mostly favorable things, but would love some more input.

Thanks! I was wondering if it is a quiet building...where I live now (a condo here in NYC), I can hear everything from the people who live upstairs so I'm trying to avoid that in my next place :-D

I lived there in 2008-2009, so any info I have may be dated, but these were the major issues back then:
-Homeless asking you for money when you cross to the garage. Seems to not be the case anymore.
-Businesses close early, except at Bayside. Still had to drive to get/do stuff outside of downtown/Brickell. Though there are definitely more businesses around now then before, so this would be less of an issue nowadays.
-Heavy security guard presence.
-Lots of obvious escort activity going on...
-Occasionally smelling pot in the hallways.
-Lots of college students living with roommates.
-Floors were left unfinished, so it's easy to hear noise above, esp. ladies with high heels!

Loft I always seemed to be more of a professional crowd back then, though the amenities are not as nice.

I am saddened to see that the local Cafe El Malecon across the street closed up, and is being replaced by a Chicken Kitchen chain place

All this said, I would live there again, even being without a car now, only thing is South Beach is about the same rent-wise, though obviously without all the building amenities. However, I wouldn't consider Loft 2 a "quiet" building at all. Loft 1 seems to be a bit more quiet, though, so check it out too.

Oh wow, thanks for the warning! So you can hear noise from above, that's so strange being that it's a skyscraper...usually those are built pretty solid. Where I am living, now I hear every single step the people above me take and it drives me nuts!

It is a fantastic location. The only issue about the location is a bit of a homeless problem but they are not dangerous people or anything. The area used to be pretty empty at night but that has changed the past 1-2 years more restaurants stay open for dinner than before. During the day it is an extremely busy area besides for Sundays. Also parking is not on property so walking from the garage to the building is a bit annoying in the rain or hot summer days.

Overall a good building with nice amenities like the roof top pool and gym and again a great location downtown.

I'm sure it has to do with the developer either wanting to keep it a "loft" with unfinished floors and ceilings...either that or running out of money to do the finishing. Unless the owners put in their own flooring or ceiling, it's only a foot or two of sound-transmitting concrete between you and the high heels in the unit above. Was never a huge issue for me, though.

good to know....I don't mind hearing a little hear and there above me but to hear constant noise from above me is unacceptable.....I lived in a building here in NYC where the soundproofing was great, but every so often, you could hear something from upstairs. Would you say that is how it is, or more of a constant noise?

TIA for all your help. It's so hard to move from a distance like this because it makes scoping out different places all the more hard.

As someone that is in that area frequently, I can vouch that it is a great location that has improved markedly over the years. there are a ton more restaurants and bars than there used to be. It still has that downtown edginess though. You would definitely be well positioned for Heat games and concerts at AA arena if you're into that. I knew a couple people that lived there and they seemed to enjoy it.

It seems like a very nice area...coming from NYC, edginess doesn't bother me...stuff like homeless people I am used to. I am more concerned with the building itself than the area....thanks a lot for the info, I am glad to hear that the area is as nice as it seems. Having restaurants and bars nearby definitely is a nice feature. Anyone know if there are supermarkets in the area, or just little grocery stores?

Just heard a Juan Valdez coffee shop opened near there which, as a caffeine addict, is a nice thing to hear
