Off the top of my head, I suggest looking along the Green Line in Prince George’s County (Hyattsville, College Park, Greenbelt), Laurel, or along the red line in Montgomery County. commuter rail in the DMV is poor compared to NJ or Boston so expect to drive if you are not in a Metro accessible location. You may have to spend more for the amount of space you wan or have a >60 minute commute.

Yeah definitely don't want a SFH. More or less looking for a townhome.

OP check out the BWI Business District. It's a nice upmarket area convenient to highways/transit (MARC, DC Metro and Amtrak) and desirable housing in budget. Avalon Arundel is a nice rental option.
