So i have a 2 bay garage already thats in the house, The town only allows 3 bays and 900 sq/ft total. So im only allowed to add a 1 Bay 300sqft garage as per the town. What options do i have to be able to add something larger so i can put a lift in it to keep 2 cars there. Please give me some suggestions

Huntington is a bunch of lunatics, you are going to need a survey, architectural plans etc. You need to stay on top of them. They won't contact you if something is missing or wrong. You also may need a variance if you violate setback laws. I am going to assume that with a garage that big you live on a 1-2 acre lot. You should speak to an expediter. Took me 6 months to get a permit, 1 month of that was just for them to mail it after approval.

yes 1 acre so its R50 zoning. do you know allowed height?

R50 never seen that r40 is 1 acre r80 is 2. I’ll assume r50 is 1.25. My plans show 37 feet is max height I’m not sure if that includes garages or just the house. If you call the building dept it go down there you will be able to get the information. If you are dead set on this I would get a expeditor use his architect and let them handle it.

I have the chart from the building dept. and you're correct, 1 acre zoning is R40 - there is no R50.
Also, the max. building height for R40 is 2 stories, or 35 ft. Anything different would require a variance.

what if my in house garage is only 400 sqft, am i allowed to build a 500sqft exterior garage?

Detached garages are a whole different animal than something built on to your home. You can have a second story if the garage is attached, and the 30-something height limit is accurate.



A free standing accessory structure (garage) is limited in height to 20', and they wont allow a second floor. Smaller lots are restricted to 15' heights...



Huntington will let you build up to 1000sqft of accessory structure for a lot your size.... Im not sure if your house garage would factor in to that though, so you would have to talk to a plans examiner at the building dept.

any updates to this? I saw a few houses in Melville, East Northport and Dix hills where I want to add a large 2 car garage. I've passed on so many houses just because of the garage, my wife might just walk out on me lol! I wouldn't mind just building one without permits but I don't want my neighbors ratting me out.
