Hi. I was was wondering if anyone could tell me whether or not the northern part of Massapequa Park is prone to flooding and if you have to carry flood insurance. The area I'm looking at is north of Sunrise Highway, between Massapequa Preserve and Carmans Road. I found a news article from some years back that said people on Aster St. (right next to Massapequa Preserve) were rezoned into the flood zone and were trying to fight it. This seems crazy to me because Aster is right below the Southern State parkway. I'm curious if the preserve is prone to flooding.
There was a nr'easter in December 1992...I was working in Massapequa on Merrick Rd. Aside from the canals overtopping and coming up to Merrick Rd in places (most notably under 135) all of the ponds and lakes overflowed their banks....I wonder if the pond there in the preserve overflowed into that neighborhood. Seems unlikely but looking at the map that's all I can think of.
There is no way that area should be a flood zone. Unfortunately I don't have a definitive answer for you because the insurance companies will probably push for the whole island to be a "flood zone" soon.

Thank you for your help.
I live there and do not have to carry flood insurance.
Thank you all for your feedback. It looks like a wonderful neighborhood and I'm looking forward to calling it home.
