Hi, I'm in similar situation. I need to update electrical box. I'm planning on knocking down walls to open up the kitchen and finishing the basement.(just tile floors drywall outlets hi hats.) Will I have problems selling the home if I don't permits?

Kitchen no, basement could be an issue if it's a big bank. Unless you plan to sell in the next few years who cares finish it and enjoy it and if you sell in 10-15 years you got your moneys worth and get it legal then or just tear it down to it's unfinished state.

REALLY BAD ADVICE. Legalizing after the fact is often more costly by a mile. Not only do you have to pay the penalty for the permit, but if the codes have changed you must bring them up to current code and that can be very costly depending upon what it is that needs to be legalized.

Original CO had finished basement on it. I'm not planning to do anything but flooring and drywall. Maybe section of a small area for storage.

You didn't mention that CO. Then you should be fine. IF the basement was finished was it un done? Did you demo the previous basement?

The basement was undone. Still tile but not drywall

Literally same boat as you. Lived here 10 years, bought home with CaC, even the Land Record Viewer notes central air, but as I submitted survey for new driveway, they noticed the AC and looked up ‘permit history’ and found none for the CaC.

Like what the hell? I’m sure the unit had been there years if not decades before we moved in.
