Annual increase not tax amount. Taxes in Las Vegas are in the .75% to 1.2% range.

Tax cap is 3%. Mine have gone up 3% every year. I'm not saying my taxes are 3%.

The problem with Green Valley is that you are under the traffic pattern for aircraft arriving at LAS. Not as bad as places like Whitney Ranch.

Zip code 89044. Average elevation about 2750 ft. Yesterday smoke hardly reached us. No apartments. And almost every body is driving a decent car. About 2 to 3 degrees cooler in summer.

It isn't, mostly. South of Warm Springs is fairly quiet. Have you seen this map of airport noise?

I think I have seen it. Years ago I looked in that area and noticed the planes coming over on a regular basis. Not that noisy because they are still at a fairly high altitude but you can still hear them.

How do the Henderson/Summerlin schools compare to the best SoCal schools? Asking as we are considering a move but worried about schools. I know across the board California is likely better but can the Henderson schools be ok at the very least?

Henderson 89052 has one of the better Grade Schools Elise Wolfe and Coronado High School.
