You obviously must have problems as a teacher. You do not listen. Did you not notice that I said clearly we are not about to show anyone Henderson rentals? Well maybe a relative or a good friend.

The point is obvious. We will not make any money off this person but will give him a relatively expert hand...for no compensation.

I know it is tough on those of narrow minds. For some it is simply impossible to get past their utterly absurd world views.

Nope. I gave up deep nerve before I was 40. That is half a life ago.

And it merely indicates how poorly some understand reality.

And I help a number of people here coming to Las Vegas rather than letting them be damaged by the pointless whining of some of you.

Those aren't the only places where there's Section 8. Any area around a Siegel Suites is going to be problematic, or any part of the valley with a high number of apartments. Siegel is notorious for housing Section 8/felons/drifters, and all of the associated problems. Just ask any LVMPD officer. As for the apartments, they are building them all over the valley now. If you comb through past posts on City-Data, there's plenty of threads on Section 8 and neighborhood decline. At one point, there were threads about Section 8 in Aliente, Mountain's Edge and even The Lakes and Peccole Ranch.

With this new recession we're headed into, God only knows what's going to happen? Literally.

Worst case scenario is a repeat of 2008 where everything crashes and the investors come swooping in again. Best case scenario is housing prices don't completely tank because there is no "foreign money" to come in like there was ca. 2008-2012.

The Chinese investors won't be back this time, but there will be those from the Middle East, I'm sure.

The foreign investors came in to Southern California, too, during the last recession and bought lots of investment properties in San Bernardino and Riverside counties, and turned them into Section 8. It created a lot of social chaos in places where it happened (Hemet, Perris, Moreno Valley, Victorville, etc).

It seems like most of the apartments in Vegas are loaded with section 8 and half the rental houses, too. I'm not sure you can escape it much of anywhere anymore.

You can take the entire valley east of 15 and scratch it off your list as well as anything in Henderson North of Sunset or near Boulder Hwy. Actual City of Las Vegas East of Buffalo and Spring Valley East of Rainbow.

Newer sections of town are all a mixed bag because they're all mixed use development. Where I am there are 2 apts that are OK and 2 that have repeated problems. There are a couple of zero lot developments that are section 8 heavy. The rest are luck of the draw because many of the homes were sold to Chinese investors in '08 and they will rent to anyone with a pulse.

Never understood the misconception that Section 8 housing brings crime lol, I rent to HCV recipients and the program is super stricts; Now public housing, there's definitely truth to that.

I don't take section 8 anymore, I'm sure some of the recipients are responsible, but I am not interested in the hassle. Another landlord can deal with the increased risk pool.
