Looking to relocate to Champaign-Urbana area but have properties in mind in Urbana area.

A couple are condos in a place called Willow Springs on Clifford Drive or Oliver Drive. The other is a house on East Oregon St. Anyone familiar if these areas are decent or of any concern crime-wise?

Any areas recommended in either Urbana or Champaign without having to pay over $150,000 for a home or condo? I'm primarily looking to spend less than $100K to not more than $120K.

I lived in C-U from 1974-2014. Willow Springs is pretty far out, near Farm and Fleet, Beck's Country Shop and Frasca Field airport. Look at a map to see the location. East Oregon street and what cross street? Oregon Street leads into the U of IL campus area. Use realtor.com to search for homes or condos in your price range. I recommend using a realtor to help you sort out the areas and spend some time in C-U to see them and the neighborhoods surrounding any houses you are considering. Nick Taylor is a good realtor. Make sure you find out how much your property taxes will be before you buy something, they are very high in C-U.

I think Willow Springs is a mix of privately owned condos and rentals. The only thing that looks attractive to me about owning a unit there is the price, but there's probably a reason those units go for $30-$50k less than the typical condo in the area. It does present a unique opportunity to rent in the complex before committing to a purchase.

Willow Springs is going to have a lot of highway noise as it's right next to I-74. Also, like another said it's pretty far out and won't have a real neighborhood feel. The one on Oregon is likely a better bet as it will be quieter and you'd actually be able to walk to things like downtown Urbana, Schnuck's grocery store, etc. I wouldn't worry too much about crime in either place. Yes, there are bad parts of Urbana (mostly along parts of E Washington St and a small pocket of S Philo Rd) but in general the crime is overstated. (FYI while I now live in Colorado I lived in Urbana for 13 years so know it like the back of my hand)
