First, West Gift, might be okay, but EAST Gift is not.
Sterling is a mix of Section 8 housing, small homes, and business. Do not rent near Nebrasja and the top of bottom of Sterling hill. You will want to live closer to Northwoods Mall.

Brandywine is good. Another suggestion is Timberlane Apartments not from from Brandywine because they offer short-term lease. Take a short term lease of 6 months or less. By then you will know if you want to stay there or move elsewhere. Timberlane Apartments - Peoria Illinois - Edward Rose & Sons

Generally speaking any area NORTH of War Memorial Drive between Prospect Avenue and US 150 is a good area. You may also find an apartment in Peoria Heights.

If you are not familiar with the local papers, do Google Peoria Journal Star, And you might find a decent apartment on Galena Road which is
NE Adama Street in downtown Peora/IL29/Galena Riad You can't judge an apartment by the looks. Check it out after 5pm and on weekends.
