What is the difference excluding the lake, or close to lake homes? I’ve seen some post they prefer West.

You are asking for a huge generalization.

East of the highway, lots are larger, homes are older, generally there are no sidewalks, construction was of a more expensive type and a lot of the houses are custom built. Landscaping is more mature and there are lots of large trees. Overall, prices are higher

West of the highway, housing is mostly tract housing. It's newer, set on as small a lot as legally allowed. Housing tracts have sidewalks and not a lot of diversity in house style. Trees are small because they haven't been there long

The people who prefer West are most likely people who want a new house and don't care if the neighbors are close together. The housing tracts are not cheap housing and they look good and usually have upgraded features inside.

Both sides have small areas of economy housing that is looking rather shaggy, mostly located along busy roads, and still not cheap to buy..

Thank you. Was looking for just such a generalization. Some houses look like they need a ton of work and they’re still asking a hefty price.

Another generalization, Dalton Gardens is the most expensive area, followed by Hayden. Then Coeur d'Alene, Post Falls, and bringing up the rear Rathdrum. None of those places have cheap housing. North Idaho is not an inexpensive place to live.

The absolutely highest priced real estate would be Sander's Beach, right next to the lake in Coeur d'Alene, but that is a very small neighborhood and just a tiny sliver of Coeur d'Alene.
