Hi, we are considering relocating to Sienna Plantation in one of the new subdivisions, Paradigm Cove - Plantation Home - on the canal that backs up to the current Equestrian Center. We currently live in Clear Lake and I will be working at Beltway/Bellaire and my husband at 610/San Felipe. Can you please let me know any insight you have on the community, builder, subdivsion, proposed commercial development, etc. The area seems to be great but would love to get insight from current/past residents on the community and commute times into town. Thanks in advance.

Its a very nice community, however if you plan to do anything in Houston or commute its a drag drag drag, and the police are always stopping people for driving 5 miles over the speed limit.

The Fort Bend Tollway should be extended to 610 soon, so you aren't too far away. It goes to Beltway 8 now. I don't know what traffic is like on it, though.

My husband works at San Felipe/610 and LOVES the tollroad. His commute is about 20-25 minutes.

I was recently looking at houses in Sienna Plantation. It's a nice community. Of all the subdivisions I looked at, Steep Bank, closest to the Brazos river looked the nicest. I liked that they left the trees in and it appeared to have it's own pool / club, though the main facility -- which looks like a lot of fun -- is nearby as well. I've heard Fort Bend Tollway is very convenient for locations around the 610 / Beltway area.

My concerns included the fact that Sienna wasn't built out yet, nor was the rest of the area on that side of town. Traffic would likely get worse. I was also concerned about its proximity to the river in the event of storm surges or other flooding. However, I've been told that Sugarland is supposed to have a good levee system. I've heard that the elementary is very crowded right now, but that new construction might alleviate it.

Overall, while we chose something closer to where I grew up in NW Houston, Sienna Plantation seemed to be a nice community with pretty good value for a home.

Default Always Check Court Records of Developers & HOA History--

If you want to know dirt about those managing/owning your community then just look up the court records. A google may even turn up surprising information. Put in the name of your development company and/or HOA with a comma and then a term like lawsuits. Another good source is to go to www.ahrc.com or the online county court records for the community you are looking to locate too. This is the info the industry doesn't want you to know about (how they "feed on their own" consumers). If you want accurate crime figures or travel times do not expect this through the HOA or local realtor. Visit the justice dept. website and search the nearest city for crime data. This is a tricky industry and you need to watchout for yourselves. Texas provides few if any safe guards for consumers and the TREC, TRCC often operate to protect the providers. Consumer sites like http://www.texaswatch.org/TW/ or http://www.hobb.org along with the other pro-homeowner site listed above may be a help. Do your homework. In TX you will need too!

I was not impressed with the quality of Plantation Homes houses I have seen but I am not familiar with them in that particular neighborhood.

There was an aggravated assault and burglary this weekend in one of the higher-end gated sections of Sienna Plantation at the home of a current Houston Texans player.

My family and I have been in Paradigm Cove since May. We love it here. Actually we live on the creek. During the storm, I was worried about flood issues. The creek handle the water excellent. It drained quickly. No where near any flood concerns. I'm gladly reassured that I choose to build on the creek on Emperors Pass. To add: The neighborhood is small, close knitted, with little traffic. I think there is one more to build lot on Emperors Pass. It's a good location towards the cul de sac. Hope this help you in making your decision.
