We moved to Houston from another country 6 months ago. We have found a townhouse that we are interested in buying. However, it needs a lot of work as it is just over 30 years old and has not been maintained very well. The roof needs to be replaced and foundation work needs to be done. There's a lot of other things to do too. But I was wondering if anyone can estimate the cost of major repairs such as these. I know it will vary from house to house but I am after what is the high end? We are trying to avoid getting into a situation where repairs and remodeling cost much more than budgeted for.

The cost to renovating the house is almost the same as to the buy the old house. Try to find a new one.

With the price of house that I have seen in Houston you are better off buying new or home that are in good condition. Especially no roof repair, that could me the walls might have mold or milldew. I have done remodeling and I can tell you things could get complicated, unforseen problem could pop up and hit you in the face that could blow your buget.

I do understand the value of renovating a home especially one with charm. Has the house been inspected if so, what was the outcome of the inspection. That's the best place to start before even buying a home. I would also recommend getting a molb inspection as well if the hom inspector recommends it. This should all be done before purchasing the home. I the report is positive then what areas of the homecan go without being immediately remodeled or would you like to remodle the entire home at once? There are a number of routes that can be taken if you really want the house without breaking the bank. [MOD CUT]

spend $300 to get a certified inspector to go through the place. Then send the inspection to a few remodeling companies and ask for a quote on the repairs.

Well, other factors should be taken into account. Is this place in a prime location with high property values where renovating makes sense? Is it in the burbs where you'd be better off buying new or in better condition, etc.?
