I live in Montrose and I drive to the Woodlands sometimes for work; I take the Hardy toll road, and with no traffic there, it still takes me about 45 minutes.

It is a long drive, you will get tired of it.

Agreed. The best house is the one closest to your office. We are currently focusing on properties within the radius of 45-minute-driving from galleria, by compromising on lots size and year built.

How about the townhouse to survive from flooding? The worst scenario will be water fills up in the garage, but everything else will be safe on the 2nd and 3rd floor, right?
