I remember that the last time I was in the area around Crosby, 2010, it grew a lot compared to when I was in Crosby in 1998. Is Crosby still hot or has it cooled off a lot since 2010?

Ah OK. Very little publicity about it lately. It's not being done by one of the more well-known MPC developers.

Yeah, the developer is Ed Gray with Gray Enterprises. I have never heard of him or the company.

First America Homes and K. Hovnanian Homes are two of the named home builders. They are in talks with 2-3 other builders. Price points for the homes will range from $200k to $500K. There will be acre and normal sized lots. Some lots will be on the river, they stated these homes will sit on 50-foot-high bluffs. They also plan on making sandy beach areas along the river for parks and recreational areas.

The Boterra Group is supposed to build a 500-unit complex on 25 acres in two phases.

Methodist Hospital System also intends to build a small regional hospital.

At full build out they say it will house 35,000 residents.

It’s probably just severely overshadowed by (as the name of the thread suggest), the west and north who are getting much more activity.

As will Riceland. So, that's two large MPCs in the Mont Belvieu area (technically River Ranch is Dayton).

You're leaving out southwest, south, and southeast, all of which have just a ton of activity. Really northeast too (Valley Ranch / Atascocita). But the point is, even east is hardly dead, instead it's quite active.

The South seems to “end” quicker than all sides. It turns country really quickly after the last exit in Pearland.

That's because you haven't had major commercial development along 288 south of there. There's multiple significant residential communities happening. And major commercial development is actually planned, I believe, for the 288 / SH 6 intersection on the western edge of Manvel.
