Now looking at townhouses because they fit our early 50s lifestyle and nomadic work life. Which area will be best investment over next 10-15 years and easiest to rent if we get called overseas again? Sorry if this question has been asked over and over. We are relatively new to Houston market and haven't had time to research much.

All things being equal (quality of construction, etc), I'd say inner loop. But don't count on making a killing if you ever have to rent it out for an extended period. You'll have lots of competition from all the higher-end apartments going up inside the loop.

Absolutely NOT energy corridor.

Further out, more likely you lose money on it.

That's a strange comment, the Energy Corridor is a major employment and retail center that will continue to grow in the long term. In the next 15 years it's office and mixed use space is projected to grow another 60% to 45 million sqft.

Right now, the easy answer to the OP's question is inner loop, but saying the Energy Corridor is the wrong answer seems dismissive and shortsighted to me.

The value of the EC townhome is going to be very sensitive to the fortunes of 1 industry. While today it looks like the ride is never going to stop, history shows us it always will eventually. Inner loop is safer, and has similar if not greater upside.
