Hello… Just relocated to Floriduh from the greater Buffalo, NY area, “don’t call me a “New Yorker,” for a good paying job in Dania Beach. Love the job, hate Dania. Nothing but ghetto thugs, street walkers, homeless, panhandlers, druggies, burnouts, degenerate losers. Currently staying long term in a motel on US1, Americas drag strip.
I did extensive research via YouTube and Citydata two months before taking this job.
I’m looking to rent, “I wouldn’t pay one thin dime for the mega overpriced anything homes, would never live in a condo or town house.” Looking for something small town, country esq. willing to commute up to an hour to escape the lunatics. Guys at work gave me the East of US1 good, west bad heads up. And driving around I agree. However I could give two you know what’s about the all high and mighty “beach.” Ive driven through the recommended better areas like Pembrook Pines, and Davie… No thanks! I don’t want to live in the heart of a shopping mall “concrete jungle.” Anyway recommendations for a low “diversity” relatively low crime, peaceful neighborhood, that isn’t one continuous shopping mall, and not a mob of lunatics everywhere I look. My budget is $2500 a month max. Something Ocala ish. Not interested in deluxe shopping, night life, biking, scootering, roller blading, or the usual herd mentality “things to do. Peace and tranquility are my things to do. And a place to work on my cars. Help… I need somebody, help, not just anybody… heeellllppppp!

Thanks!

$2500 a month is going to be your problem.

Try Davie but keep in mind its under the flight path of the airport (FLL).

If you add $500 to your budget this might work

Your not in Kansas anymore (or Buffalo)!

Keep in mind the homeowner you would be renting from is likely spending 12K a yr on insurance/taxes alone. So if you deduct that from the $2500 in rent, there is only $1500 left over in actual rent money.

The house I posted was sold in 2021 for $319,000 and it was only 1021 sq ft. The tax bill this year is $6031 so if the insurance is 6K then my 12K estimate is right in line. So 3k in rent - 1K in taxes/ins leaves 2K left over for covering the 319K purchase.

IF they paid cash, they are grossing 24K a yr...........yet if they had 319K in cash sitting in a 5% CD they would be making almost 16K a yr for no risk.....no deadbeat renters, no hurricanes blowing the place away, etc. My guess is they are making mortgage payments and likely have zero profit.

A lot of not so thinly veiled “dog whistle” language exhibited by the OP. As stated earlier you aren’t in Buffalo anymore - You’re now in one of the most expensive and highly diverse areas of the country.

It appears you’re suffering from some type of culture shock and a more homogeneous type environment would suit you better, but then again most of those types of areas are insular and economically depressed…

Go back to New York dude, I'm not trying to be rude or anything but that's the only way
For this thing to work, Dania Beach is the hood, and the large majority of Broward that
Is affordable is as well. You can't really find peace and quiet in South Florida, I've been
To Buffalo once and it was like a ghost town.

The closest that would come to the aura of Ocala would be Loxahatchee and yet that is even being built up by Minto.

It’s about an hour, hour and a half away from Dania Beach but I suspect that the OP’s budget might not be big enough.

Clewiston is about an hour and a half from Dania Beach.

Look into western Palm Beach County, Belle Glade and Pahokee.
