Hello. I am looking for a nice waterfront condo building with amenities in Fort Lauderdale or nearby. I used to have a beachfront condo in Miami Beach but sold and want something closer to Fort Lauderdale.

I was told to look at Auberge and Las Olas. Any recommendations? Looking for beachfront with amenities as a vacation home. I plan to take a trip to see the area. Open to adjacent towns as well.

You need to look at the "books" long before you get amazed by the gym and pool amenties (assuming you intend to buy). These big condos are struggling with insurance issues and when they do get written it is huge increases over past years. After surfside old buildings are really getting scrutinized about deferred maintenance.

I have a relative that lives in an ocean front building, about 30 units and the premium for his building jumped 100K this year alone. So 100K/30 residents = $3333 each as an annual increase in HOA dues! Condos have to buy insurance so there will be no slowing down of the price increases.

Thanks. Auberge is a newer building so assume less risky in terms of faulty construction/standards but will ask those questions once I visit the property.
