Developer to build $1B mixed-use project near Hard Rock Casino



"El-Ad National Properties plans to redevelop a shopping center in Davie into a 2.8 million-square-foot mixed-use project.

The District in Davie would be located on the 8.2-acre site at 4801-4999 S. State Road 7, on the southwest corner of Griffin Road. The Boca Raton-based developer, through affiliate El-Ad Broward Plaza LLC, purchased the property for $12.8 million in 2021.

The site currently has a 74,300-square-foot retail center anchored by BrandsMart USA. It would be demolished to make way for this project.

El-Ad National Properties said the total development cost would be about $1 billion.

The Davie Town Council approved the site plan April 19. El-Ad National Properties plans to begin construction in mid-2023 and complete the first phase in 2025.

It’s located near the Seminole Hard Rock Hotel & Casino and an educational campus that includes Nova Southeastern University, Florida Atlantic University and Broward College.

“This project is a game-changer for the town of Davie, by providing much-needed modernized residential living opportunities close to nearby universities, medical facilities and employment hubs such as the airport and seaport,” El-Ad National Properties CEO Noam Ziv said. “Redeveloping the area by replacing a dated shopping center with a modern community provides a greatly enhanced tax base for the town.”

The District in Davie would have a total of 1,256 apartments in five buildings ranging from 20 to 24 stories, plus 36,000 square feet of retail and restaurants, and 2,650 parking spaces in several garages. Amenities would include rooftop pools, fire pits, fitness centers, sky lounges, coworking spaces, game lounges, outdoor kitchens, and green space for activities. It would have 40 electric vehicle charging stations.

The average apartment size would be 969 square feet, with a range from 589 to 1,460 square feet. There would be 124 studios, 556 one-bedroom units, 42 one-bedroom units with dens, 443 two-bedroom units and 91 three-bedroom units.

It was designed by Atlanta-based Cooper Carry.

El-Ad National Properties is known for developing the Alina Residences luxury condominium in Boca Raton."

Really too bad. Davie is one of the last hidden gems in SFL!

Struggling with the math here, 1 Billion dollar project?

Ok 13mm lot/demolition, then 987 million to build 1256 small apartments, 36K in retail and a parking garage?

That whole area is awful, urban sprawl gone bad.
