Likely priced out of FLL, WPB, Delray, Boca, etc.

Are there any cities/towns west of SE FL that offer walkable downtown area where real estate is more affordable? Pembroke Pines? Weston? Plantation? I intend to rent an apt for a year/buy later

Anything south of 2K
Currently, a 1 bd apt in a downtown area of those cities, towns, is way over 2K

I just don't see any areas west of I95 that actually have a walkable downtown

You’re correct, West Broward cities are suburbs with really no downtown core. The only one of the 3 you mentioned, Weston, Plantation and Pembroke Pines, that could have a cute walkable area would be Weston, which has a Town Center that has shops, restaurants and offices. The good news is the entire city is walkable, with wide sidewalks but the bad news is that your best chance of finding something $2k or less is going to be in the older Bonaventure section, which is not close to the official Weston Town Center. You will need to check owner rental listings since most of the condos and townhouses there are privately owned.

Pembroke Pines has established what is not exactly a downtown but what they’re calling a City Center with retail and apartments nearby. Looks like some of the rentals would barely hit your price range; for other apartments, you’d have to downsize to a studio. I haven’t been by to check it out during one of my visits to South Florida but here is the website describing the plans:

Plantation is probably the oldest of the 3 suburbs and has lots of “town centers “ and “village” areas of retail and residential but I really can’t put my finger on what part of the city would be its hub. My favorite area is the Midtown area where The Fountains are located, which has offices, stores and restaurants but the apartments there are not in your price range. Plantation though does have apartments in your range, just not located as close to providing that downtown experience you seek.
