Condo president & the plumber came to my unit on Mar 2. The plumber cut through the drywall in my closet. He thinks the problem is the connection from my face washing sink to the drain pipe. It seems it is from the work that happened before I bought the unit. Condo president said upstairs & downstairs share the vertical drain pipe. The plumber put a clear cover sheet on the hole therefore the picture is not clear

Looks like the HOA has stepped up and is taking responsibility for the repairs. Can I assume they are taking care of the cost too? (Although indirectly I know the whole community is through HOA dues).

Condo president did not say anything about the cost. I did not bring up the subject. They probably take care of the cost. On Feb 28 the renter texted me saying that condo president waiting on the association to approve it. Condo president also take pictures (at every step) to document (the procedure).

It’s nice knowing that the cause of the leak has been found & repaired. The main question left is “who will pay?” Keep us posted if anyone gets a bill.

OP, I'm glad things seem to be turning out well. I am very interested in this thread as I am considering a condo purchase and one of my concerns was specifically behind the walls plumbing and potential associated costs if the owner is responsible.

Looks like PVC piping behind the walls and likely not a difficult fix overall - less than $500 or so perhaps? And, not a huge space to cover with drywall/repair.

The plumber did not do anything to the connection. He only put epoxy at the downward slope of the connection to seal the leak. The connection & the bottom pipe are the same circumference. The glue (at the connecting point) probably wears off after many years of utilizing (more than 10 years).

The hole is 18 inches * 15 inches. Condo president said that he would seal the hole after finishing. I said probably keep using it as an access door panel (for future use like 10 years from now). I have no idea how much does it cost.

Condo president came to my unit on Mar 10. He opened the water in my face washing sink. He then went to my neighbor to check for leak. He opened the water in my bath tub. He then went to my neighbor to check for leak. He decided to seal my drywall on Mar 16. He said I could use my face washing sink.

Condo president & the plumber came to my neighbor’s unit to seal the drywall on Mar 16. Then they came to my unit to seal my drywall. Condo president said to me: “Technically you are supposed to pay for this”

For some reasons the association probably will pay for this. My bill probably will be $0.
