As we all know, demographics have swiftly changed in Broward in the last couple decades, especially west of 75. This area has become far more Hispanic. In light of this fact, I have been perplexed by the fact that the street my parents live on has actually gotten LESS Hispanic in the last 10 to 15 years. On their cul-de-sac, it is now 50% white, 30% Indian, and 10% black. Strange!

Of course, one street is an insignificant sample size, so I was curious: has anyone else noticed any outlier streets west of 75, especially in West Pines or West Miramar, that have abnormally high density of whites and Asians?

That's not really surprising considering that that is a fast growing group and tends to be more high income on average, west of 75 is more expensive than other places.

The real trend seems to be that anytime a white family moves out that it's not a white family who are the new homeowners. I don't know if it a form of white flight or what but that seems to be pretty consistent in South FL.

As far as Asians go, they are really a minority in South Florida.

It's around 3% in total population in Broward and around 2% in Miami Dade.

If you look around, we really have no Asian restaurants outside of Thai.

There are plenty of Indian, Middle eastern, Chinese and Japanese restaurant.
