I grew up in Coral Springs and now live in the next town North, which is Parkland. I know South Florida very well and I also do real estate . Coral Springs is really nice still . Coconut Creek you can also find some good deals on houses . Even West Boca is affordable (for South Florida ). The more East you go (towards the beach) the more $ the homes will be . Any questions anyone has I will be more than happy to answer .

I grew up in Coral Springs and I woods say more of a diverse population. I live right next to Coral Springs in Parkland and I’m a Realtor so I know the area very well. There are a lot of nice areas in Coral Springs

No, it is exactly the same but instead of Miami being completely white like Wisconsin is, it is completely Latino.

There is zero diversity in Miami. Something like 85 percent of Miami Dade residents speak Spanish as a first language.

While it is very different than Wisconsin, it isn't diverse.

I really think Coral Springs is a super safe area… the crime rate is very low compared to a ton of cities in FL. There are areas that may look less appealing than others in Coral Springs and if that’s what you mean, then I would suggest looking into north Coral Springs. (Closer to parkland)

Overall, I wouldn't worry about being held at gunpoint or 'robbed' in CS, as it is still safe, but there are certain areas to avoid. For instance, Riverside Dr, the area that extends from Wiles Rd. to Royal Palm Blvd (AVOID); from Sample Rd. west of University along 110th ave, also certain parts along Sample Rd. east of University Dr., and lots of apartment rentals along Royal Palm Blvd. west of Coral Springs Dr.

One issue that I have is all the real estate investment companies that have purchased single family homes in nice and stable neighborhoods in CS. You never know what neighbors you are going to get, which can lead to instability in the neighborhood thus impacting your quality of life and ultimately your property values. Homeownership in Coral Springs has declined over the years, about 60% of homes are now owner occupied. Look at the 2020 census data to give you a better picture of the demographics, education levels, etc.

I strongly urge you to visit Coral Springs before making a decision. Good luck in your search!
